A “For Sale” sign was placed Wednesday on the property of the long-vacant and dilapidated Hillsborough Motor Lodge on U.S. 70. Fara Pourshariati is the listing agent with Fonville Morisey.
The price? $560,000, as is.
“It will take someone with a big-picture vision,” Pourshariati said. “It could also be a great opportunity as an investment property. If a buyer wants to keep it as a hotel, it will take a lot of work.”
The nearly 2,000-square-foot duplex to the right of the hotel is included in the listing, Pourshariati said. The entire property is approximately 2.7 acres.
The 6,000-square-foot motel, which was built in 1952, has been vacant for almost a decade. Most of the doors to the 12 rooms, office and lobby have been boarded or have deadbolts on them. Two of the doors had been opened, and the rooms were packed full of old mattresses, broken furniture, TVs, trash and stained clothes. Many of the windows are either broken, boarded up or both. The ceiling tiles had fallen in several of the rooms, and vegetation was taking over.
The posts along the covered walkway for the rooms are rotting with water damage. In its present condition the building is unsafe.
Pourshariati said the duplex is in good condition and has been recently rented.
The property had been listed several years ago for $860,000. The owner, whose name was not given, has recently fallen ill, Pourshariati said.
The property is zoned for commercial and/or residential use.
“There are many ways this property could be used or repurposed,” Pourshariati said. “The Town of Hillsborough is happy the property is being listed. It has said it would do whatever it could to help with its eventual use.”
